Appraise and Negotiate

Finally, after endless property inspections, you’ve found that house or unit you want to call your own.  So what happens next?  It turns out this is the beginning of the much more challenging process of actually buying the place.  In this next step, you have to beat all those other prospective buyers without breaking the bank.  In industry speak, we call this “appraise and negotiate”.

Though it might not seem like it, there are several activities involved in this step.  If you’re serious about buying the place, you need to understand how much it is worth, make sure there are no red flags, and then get the seller to agree to your price (or win the auction).

Easy right?

How many properties have you ever bought?

Buying a property is one of the most complex business transactions you’ll ever be involved in.  Even if you handle multi-million dollar financial deals for a living, a real estate transaction is different from most because it involves a unique asset that cannot be replicated; as no two properties are exactly the same.  To be successful in your career or in real estate, you need to know the market and be an expert in your field.

At The Property Curator, we take the uncertainty and mystery out of pricing, negotiating and buying a property.  We advocate for you, and we’re by your side for every step of this complicated journey.  We use our local knowledge and agency relationships to:

  • Calculate the estimated fair price of a house or unit
  • Determine whether you should make an offer before the auction
  • Participate in auctions as required

Additionally, we can check there is nothing wrong with the property, its surroundings and other issues that make it a bad buy.  Some of our clients are happy to do this themselves, but others want us to do this too.

Leverage the experience of a professional and accredited buyer's agent

“People buy houses all the time without help” you might say.  Yes! You can do it on your own. Or you can have an expert in your corner.  Someone who does this for a living. Someone objective who won’t let the emotion of spending your life savings get in the way of buying you the right house for the right price.  This is what a buyers’ agent can do.  Our experience means that we:

  • Understand the current micro market conditions where your property is located
  • Make sure that you don’t overpay or waste time on properties that you can’t afford
  • Gather information about the relevant parties in the transaction to support the negotiation
  • Use market and suburb trends to predict selling behaviour
  • Coordinate with mortgage brokers, conveyancers, solicitors and selling agents throughout the buying process to ensure a smooth settlement
